New Zoning Ordinance Would Allow Car Wash at Route 571 & Southfield Rd

At the February 9, 2026 Council meeting, an ordinance was introduced to amend Chapter 200 of the Township Code by modifying the bulk and use standards in the B-2A zoning district, adding a “car wash” as a permitted use.


The B-2A district includes the triangular parcel at the intersection of Route 571 and Southfield Road. A site plan for that property has already been approved for a gas station, a QuickChek convenience store, and a drive-through restaurant. That approval remains in place.


Why Is This Being Proposed?

The Mayor informed Council that the applicant no longer intends to construct the previously approved drive-through restaurant and instead wishes to build a car wash at that location. No formal explanation was provided regarding the reason for the change. It is possible that the developer was unable to secure a tenant for the drive-through restaurant and has identified a car wash operator interested in the site.


Because the current zoning ordinance does not permit a car wash in the B-2A district, an amendment is required before such a use could proceed.


At this time, no site work has begun, despite existing approvals that would allow demolition of the abandoned structures currently on the property.


What Happens Next?

Under New Jersey law, zoning ordinance amendments must be referred to the Planning Board for review. The Planning Board evaluates whether the proposed change is consistent with the Township’s Master Plan.


After Planning Board review, the ordinance returns to Council for a public hearing and vote. The public hearing for this ordinance is scheduled for March 9, 2026.


Community Feedback

Since introduction of the ordinance, numerous residents have contacted Council to express opposition to allowing a car wash at this location.


Concerns raised include:

  • Environmental impacts

  • Additional traffic at one of the Township’s primary entrances

  • Proximity to surrounding residential neighborhoods

  • Whether the use is consistent with the character of the area

  • The existence of other car washes nearby

  • Questions about whether this represents an overall benefit to the community


Some residents also expressed that they were already concerned about the previously approved gas station and convenience store use, though that approval is not under reconsideration.
